Live inputs, documented math

Every calculator pulls live values from the Burbfinder data layer. The math is documented, the assumptions are visible, and the AU-specific rules (stamp duty schedules, FHB concessions, APRA buffers) match the current government source.

  • 1.Stamp duty schedules come straight from each state revenue office; updated when the legislation changes, not annually.
  • 2.Mortgage maths use the standard P × r × (1+r)n amortisation; comparison rates fold upfront/ongoing/discharge fees into a single effective annual rate.
  • 3.Borrowing-power applies an APRA-style serviceability buffer of +3.0% over the assessment rate.
  • 4.CGT applies the 50% individual discount or 33⅓% SMSF discount; the principal-residence exemption is calculated, not assumed.
