The short version
Burbfinder is a free, public-data tool that summarises Australian property information for research and education. It is not financial advice, not legal advice, and not a substitute for a licensed broker, conveyancer, solicitor, or qualified valuer. The data is descriptive; do your own due diligence before acting on anything you see here.
About the data
Every metric on the site is sourced from official Australian agencies — Australian Bureau of Statistics, the Reserve Bank, the Australian Taxation Office, state Valuer-Generals, state planning departments, state emergency services, school authorities, and others listed on the Coverage page. Data is refreshed according to each source's own publication schedule, which can lag 1-2 quarters or longer. We don't fabricate numbers; if a value isn't loaded yet, it is marked "Not available".
We do our best to keep the data accurate and current, but we don't warrant that every value is up to date or free from error at any moment. The source agency's most recent publication is the authoritative reference.
About the calculators
The calculators (mortgage, borrowing power, stamp duty, capital gains tax, rental yield, and others under /tools) are illustrative only. They use simplified formulas based on publicly available rules and rates current at the date shown on each tool. They do not account for your individual circumstances, lender-specific policies, state concessions you may qualify for, or recent legislative changes that haven't yet been reflected in our formulas.
Before relying on any calculator output for a real decision, verify the result with a licensed mortgage broker, conveyancer, tax agent, or financial adviser as appropriate. Burbfinder is not a credit provider, broker, or financial adviser, and does not hold an Australian Financial Services Licence or Australian Credit Licence.
About the AI-generated suburb commentary
Each suburb and SA2 region page includes a short narrative summary produced by a language model from the underlying ABS data. These summaries are descriptive, not predictive. They do not constitute investment advice, do not forecast future property prices, and should not be read as a recommendation to buy, sell, hold, or avoid any particular suburb or property.
We review summaries against a banned-phrase list and a voice rubric before publication, but language models can still produce errors or framings we missed. If you spot one, use the "Report an issue" link in the footer.
About hazard, zoning, and catchment data
Bushfire-prone area, flood-prone area, planning-zone, and school- catchment overlays are computed from official state-government spatial datasets at the time of ingestion. Boundaries can change; an area not currently flagged could be re-mapped, and zone codes and catchment boundaries are reviewed periodically by their issuing authorities.
Before any property decision, consult the official register maintained by the relevant state or local authority. Examples include the NSW Bushfire Prone Land map (Rural Fire Service), the VIC Planning Schemes Online register, the QLD Development Assessment Mapping System, and your local council's planning portal. Our overlays are a screening aid, not a certificate.
Acceptable use
When using Burbfinder, please don't:
- Scrape, mirror, or bulk-extract the data programmatically beyond reasonable browsing. The underlying ABS / state-government data is freely available from the original sources; please go there for bulk use.
- Reverse-engineer, decompile, or attempt to extract the source code, queries, or model prompts behind the site.
- Republish substantial portions of Burbfinder content (AI summaries, processed metrics, derived rankings) on another property site or commercial product without written permission.
- Use the site to harass, dox, or surveil specific individuals. Burbfinder describes places, not people — please keep it that way.
- Attempt to overload, denial-of-service, or interfere with the site's normal operation.
Attribution
Most data on Burbfinder is sourced from the Australian Bureau of Statistics and is used under CC BY 4.0. State-government datasets are used under each state's published open-data licence (typically CC BY 4.0 or equivalent). Full source attribution per metric is listed on the Coverage page and via the "Data sources" dialog on each suburb page.
Liability
Burbfinderis provided "as is". To the maximum extent permitted by law, we exclude all warranties, representations, and conditions in relation to the site and its content, including warranties of accuracy, completeness, fitness for purpose, and non-infringement.
Nothing in these terms excludes or limits any consumer guarantee, condition, warranty, right, or remedy that you have under the Australian Consumer Law (Schedule 2 of the Competition and Consumer Act 2010 (Cth)) or other applicable law that cannot lawfully be excluded. Where our liability cannot be excluded but can be limited, our aggregate liability to you is limited, at our option, to re-supplying the relevant content or service.
We are not liable for any decision you make based on information on this site, including any financial, investment, tax, legal, or property-purchase decision.

Changes to these terms
We may update these terms occasionally — for example, when we add new data sources, change calculator formulas, or refine acceptable-use language. The "Last updated" date at the top of this page reflects the most recent change. Continued use of the site after changes constitutes acceptance of the updated terms.
Governing law
These terms are governed by the laws of New South Wales, Australia. You and Burbfinder submit to the non-exclusive jurisdiction of the courts of New South Wales for any dispute arising from your use of the site.
